Heating and Cooling – Old, worn out heating and cooling units can be incredibly expensive to repair or replace. A new furnace can be around $5,000 depending on the size of the home and the kind of unit. You can expect to spend a few thousand on an A/C unit as well. Not only are these costly expenses, they can actually be hazardous to your health if you wait to have them replaced. Make sure both units have at least three or four years of life left in them so you’re not paying major bucks out of pocket as soon as you close.

Roof – If a roof is properly installed it can last over 20 years! Luckily, you can add new layers to a roof as it starts to wear down. Typically, adding just one layer of roof is not very expensive, but ripping up a layer or two can cost a few thousand dollars. Make sure to thoroughly inspect the roof when you’re looking at homes. Ask your real estate agent if there are any notes about the life of the roof, and look for cracking, curling or missing shingles wherever you can.

Insulation – This is huge in warmer and cooler areas, insulation makes a huge difference! With the ever-rising cost of energy nowadays, a few thousand dollars worth of insulation can go a long way. You should look at houses that have at least a foot of insulation in the ceiling, and even insulation along the outside walls. This can be a major expense to add, but can make a huge difference in your energy costs. Frame houses can even benefit from a nice layer of insulation underneath the flooring.

Basement – There are quite a few things that can go wrong in your basement, while you live above, unsuspecting. One of the most costly can be a leaky basement, where older pipes are cracking and releasing water. Not only will you pay for replacement plumbing, but you could find yourself repairing hundreds in water damage. Look for warning signs, like water marks and rusted, outdated piping.

Windows – Adding one or two new windows isn’t too much of an expense, at an average of $300 a window, however, most Denver Colorado homes for sale need more than just one window replace. Luckily, windows are one of the easiest faults to detect in a home, and if there are double-paned windows, you’ll be in great shape.
